LotWait keeps an RV and boat storage yard’s spaces, waitlist, gate codes and rent in one place. Here is everything it does today.

Spaces and the waitlist

Every space: Label, size, monthly rent and status (open, on hold or occupied), with the tenant’s name and email.
Waitlist: Who’s waiting, their phone, what they store and the size they need. Move each person from waiting to offered to placed.
Gate codes: Keep each tenant’s gate code with their space, visible to you and your staff and never shown on tenant pages.
Spaces at a glance: Open, on-hold and occupied spaces in one list with status filters, so you know what can be offered today.

Monthly rent pages: Each occupied space gets a private page with the rent and a pay button that opens your own payment link.
Paid this month: Mark rent paid as it comes in and see which spaces still owe this month.
Email the rent link: Send a tenant their rent page by email from your yard’s name. Replies come to you.

Staff logins: Add people by email. They sign in with their own email and work in your account; only you can change settings or the team.
Import from a spreadsheet: Bring in up to 500 rows at a time from a CSV file. Every row is checked like the form, and nothing is added if one has a problem.
Export any list: Download any list as CSV, in the same format the import accepts.
Search and filters: Longer lists get a search box and status filters, so you can find a row in seconds.
No passwords: Sign in with a one-time code sent to your email, or with Google.
Works on a phone: Every screen works in a phone browser. Nothing to install.
