How to price RV and boat storage spaces

Updated October 22, 2026 · For RV and boat storage yards

Storage pricing is usually set once and forgotten, and then the waitlist grows while rates stay flat. Pricing by what each space offers, and reviewing it as demand changes, gets you closer to what the space is worth.

Price by space type

  • Length: longer spaces cost more, often priced by foot or in size bands.
  • Cover: uncovered, covered, or enclosed.
  • Access: pull-through spaces are easier and worth more than back-in.
  • Amenities: power, a dump station or wash bay nearby.

Look at local rates

Check what nearby yards charge for comparable spaces. You don’t have to match them, but you should know where you sit and why: better security, closer to the lake, longer hours.

Let the waitlist tell you

If a space type always has a long waitlist and never sits empty, its price is probably low. If a type often sits empty, it may be high, or it may need better marketing. Review rates per type at least once a year.

Raising rates for existing tenants

Give notice as your rental agreement requires, explain any improvements, and consider applying new rates to new tenants first. Losing a good tenant over a small increase can cost more than the increase brings in.
